What this LPPSA calculator can and cannot tell you
The calculator turns a chosen amount, period and planning rate into a simple repayment illustration. It is useful when you are deciding whether a property budget feels manageable alongside your existing commitments.
It cannot reproduce an official LPPSA assessment. Eligibility, financing purpose, deductions, documentation, property details and the terms that apply to you are decided under LPPSA's current rules. Treat the result as a conversation starter, not a promise or pre-approval.
LPPSA eligibility: prepare the right questions first
“LPPSA kelayakan” is not one number. Before you choose a property, check whether your service status, proposed purpose and repayment capacity fit the current requirements. Your existing salary deductions and commitments matter to your own cash flow even where a calculator cannot see them.
- Your current service and employment details
- A realistic property price and cash costs
- Existing commitments and monthly household budget
- The property’s title, status and location
- The financing purpose you intend to apply for
- Current documents requested by LPPSA
Use the official LPPSA website to review the latest facilities, eligibility conditions, forms and notices. Rules and operational requirements can change.
Documents: avoid a last-minute scramble
The exact list depends on the financing route and property. In practice, it helps to organise identity and employment records, income and commitment information, and the documents for the property or land before an application is due. Ask LPPSA or your appointed professionals for the current checklist rather than relying on a list copied from an old application.
If you are buying from a developer or a subsale owner, understand the booking, sale-and-purchase and financing deadlines. Do not assume a preliminary calculation protects a deposit if official financing is not approved.
LPPSA versus a bank home loan
For some government servants, comparing routes is sensible. The useful comparison is not just the headline rate. Put the expected monthly payment, total repayment, tenure, property eligibility, timing, insurance or takaful choices and future flexibility side by side. A bank loan and LPPSA financing are separate assessments; neither result should be inferred from the other.
Need a separate bank-loan view?
Our bank screener provides a preliminary view based on available lender criteria. It is not an LPPSA calculator or an official LPPSA service.
Check bank home-loan optionsSecond financing, land and refinancing: confirm before you act
Searches for second financing, land purchases and refinancing often have important conditions behind them. These are not safe areas for a generic yes-or-no answer: the purpose, existing financing, property documents and current LPPSA policy can all matter. Confirm the precise route with LPPSA before signing an option, paying a booking sum or restructuring a current facility.

How can I semak kelayakan LPPSA?
Start with the current requirements and facilities published by LPPSA, then prepare your employment, income, commitment and property information. LPPSA is the authority that determines whether an applicant and purpose meet its current rules.
Can I use LPPSA for every property purchase?
Not necessarily. Eligible purposes, property type, title, construction stage and applicant circumstances can affect an application. Check the current LPPSA terms for the transaction you are considering before signing or paying a non-refundable sum.
Should I compare LPPSA with a bank home loan?
Yes, where both routes may be available. Compare the total repayment, tenure, timing, property requirements, documentation and flexibility for your own situation. A bank approval is separate from an LPPSA assessment.
