1. Services Provided

Threenity Capital Sdn Bhd 202201037383 (1483030-M) provides a free mortgage eligibility screening tool, property valuation referral services, and paid personalised loan reports. We are a mortgage advisory and referral company, not a licensed bank or financial institution.

2. Disclaimer — Not Financial Advice

All screening results, DSR calculations, and bank eligibility assessments provided on this platform are for informational purposes only and do not constitute formal financial or legal advice. Actual loan approval decisions are made solely by the respective financial institutions.

3. Paid Report (RM 49.90)

• The report fee is RM 49.90 inclusive of all applicable taxes
• Reports are based on the information you provided -- accuracy depends on your input
• The RM 49.90 fee is waived if you subsequently engage Threenity Capital's full advisory services
• Report delivery is via email within 24 hours of successful payment

4. Refund & Cooling-Off Policy

• Before report generation: Full refund available if requested within 24 hours of payment and before the report has been generated
• After report delivery: No refund is available once the report has been generated and delivered, as the service has been fully rendered
• Incorrect data: If you provided incorrect information, you may request a one-time re-generation at no additional cost within 7 days of delivery
• Technical issues: If you did not receive your report due to a technical error, contact us and we will re-deliver or issue a full refund

5. Dispute Resolution

In the event of any dispute arising from the use of our services, parties shall first attempt to resolve the matter through good-faith negotiation. If the dispute remains unresolved within 30 days, either party may refer the matter to the Tribunal for Consumer Claims Malaysia (TTPM) or seek resolution through mediation before resorting to litigation.

6. User Responsibilities

• You agree to provide accurate and truthful information
• You must be at least 18 years old to use our services
• You are responsible for the security of any account credentials

7. Limitation of Liability

Threenity Capital shall not be liable for any loan rejection, financial loss, or consequential damages arising from reliance on our screening results. We make no guarantee of loan approval from any financial institution.

8. Intellectual Property

All content on threenity.my — including text, graphics, and software — is the property of Threenity Capital Sdn Bhd and may not be reproduced without written permission.

9. Governing Law

These Terms are governed by the laws of Malaysia. Any disputes shall be subject to the exclusive jurisdiction of the Malaysian courts.
